Northwest

Like many westside areas, you will find homes in the Northwest area of town that were built in the 70’s, 80’s, and 90’s. Newer homes are mainly just going to be on the occasional open lot. You will still probably have to plan on updating a home here even though it’s priced higher than other parts of town. Most likely you are getting a great view, a quiet and peaceful neighborhood, and a lot with mature landscaping. You’ll find lots of wildlife here!

Commute:

  • 20-30 minutes to USAFA
  • 30-40 minutes to Peterson Air Force Base
  • 30-45 minutes to Fort Carson
  • 40-60 minutes to Schriever Air Force Base

Homes for sale on the northwest side

Banning Lewis Ranch

This master planned community is one of the fastest growing areas of town, with many attractive amenities for its residents. It features a rec center with fitness room, tennis courts, swimming pool, and splash pad. Banning Lewis Ranch is an extremely walkable community and the emphasis on outdoor recreation and enjoyment is reflected throughout this development.

Average Home Price: $358,000

Commute:

  • 10-20 minutes to the Peterson Air Force Base back gate
  • 30-50 minutes to Fort Carson
  • 20-35 minutes to the Air Force Academy
  • 35 minutes to Schriever Air Force Base

Homes for sale in Banning Lewis Ranch

Northeast (also referred to as the Powers-Woodmen Corridor)

The Northeast part of town is one of the fastest growing areas in Colorado Springs with new developments cropping up everywhere. Here you will find many similar home styles at affordable prices, with close proximity to shopping, dining, recreational areas and to the military bases. Keep in mind that Northeast can become quite congested during rush hour (by Colorado Springs standards).

Briargate

Briargate is one of the most recommended areas of town. This is a fantastic neighborhood for families and it has a convenient, centralized location. This area is bursting with amenities like big brand and luxury brand shopping (Promenades at Briargate). Wonderful schools, tightly knit communities, and great mountain views make this a top contender for most people moving to Colorado Springs. You’ll find a mixture of families, retirees, and professionals.

Homes for sale in Briargate

North (or Northgate)

The Northgate area is experiencing tremendous growth right now. There are plenty of new construction options in developments like The Farm and Flying Horse. Most neighborhoods in this area are very well kept, and built among the natural elements of rocks, wild grasses, and sagebrush trees. Nearly all the neighborhoods have picturesque views of the U.S. Air Force Academy and the mountains.

Black Forest

Homes in this area are mostly on large 5-acre lots and are hard to see among the closely clustered pine trees. This area’s landscape is reminiscent of the Sandhills area. It is a place of solace and quiet. There are also large lots in the open grasslands that offer grandiose views of the distant mountains.
